Chilled Water Pipe Freezing & Valve Replacement
Replace a leaking or seized valve without draining the system. We freeze a temporary ice plug into the pipe on either side of the work, so only that section is isolated and the rest of the building keeps its cooling.
What is chilled water pipe freezing?
Pipe freezing is a method of isolating a short section of a live chilled water pipe by freezing a temporary ice plug on each side of the work area. The valve, strainer or pipe section between the plugs can then be replaced without draining the system, and the plugs thaw afterwards so normal flow returns.
Repair the Valve, Keep the System Running
Draining a chilled water system means a shutdown, downtime for tenants, and refilling and re-treating the water afterwards. Pipe freezing avoids all of that by isolating just the section you need to work on.
- Valve replacement: leaking, passing or seized isolation valves on live chilled water lines.
- Strainer and fitting changes without isolating the whole riser or plant room.
- Adding new valves where none exist, to make future maintenance easier.
- Pipe section repairs on corroded or leaking runs.
- BTU meter and instrument installs on systems that cannot be drained.
- Live leak repair as an alternative when the line must stay fully in service.
Why MSTECK
- HVAC and MEP contractor and consultant since 2008
- ISO 9001, ISO 14001 and ISO 45001 certified
- The same engineers design, install and maintain, so nothing is lost between teams
- Live-system work planned by engineers who read how the system actually behaves
When Pipe Freezing Is the Right Call
Occupied Buildings
Hotels, malls and residential towers where a full chilled water shutdown is not an option.
Large Chilled Water Networks
Systems where draining a riser would affect many tenants or floors at once.
Facilities Management Teams
FM engineers clearing a backlog of passing valves that block routine maintenance.
How a Pipe Freezing Job Runs
- Survey. We confirm pipe size, material, condition, flow and access, and whether freezing is the right method.
- Method statement. A written plan for the freeze, the repair and the return to service, shared with your FM team.
- Freeze. Freezing jackets form an ice plug on each side of the work area, and we confirm the plugs hold before opening the line.
- Replace and test. The valve or section is replaced and the joints are checked.
- Thaw and recommission. The plugs thaw in a controlled way and the system returns to normal flow.
Frequently Asked Questions
Do you need to drain the chilled water system?
No. That is the main benefit. Only the short section between the two ice plugs is isolated.
Will the building lose cooling during the work?
Normally only the equipment fed through the isolated section is affected, and only for the duration of the repair. We confirm this for your system during the survey.
Is pipe freezing safe for the pipe?
Controlled freezing is an established method for suitable pipework. We check pipe size, material and condition first and use another method if freezing is not suitable.
What if the line cannot be isolated at all?
Live leak repair can stop a leak under pressure, and hot tapping can add new connections to a live line.
Which areas do you cover?
We take on projects across the UAE, run from our office in Al Qusais Industrial Area 5, Dubai.
