BTU Meter Installation & BMS Integration

Accurate chilled water metering, connected to the systems that control and monitor it. We install BTU meters and control valves and integrate them with your BMS, so you can see, bill and control cooling energy floor by floor or unit by unit.

What is a BTU meter?

A BTU meter measures the cooling energy used by a chilled water system or a single unit. It combines a flow meter with supply and return temperature sensors and calculates energy from the flow and the temperature difference. BTU meters are used for tenant billing and for monitoring how efficiently a system runs.

What We Install and Integrate

Metering, Valves and BMS, Working Together

A BTU meter is only as useful as the data it delivers. We install the meter correctly, connect it to your BMS or billing system, and pair it with control valves so cooling can be monitored and controlled from one place.

  • BTU meter installation for apartments, offices, shops and whole buildings.
  • Replacement of faulty or inaccurate meters, including flow sensors and temperature probes.
  • Control and balancing valves: motorized, pressure-independent and on/off valves for FCUs and AHUs.
  • BMS integration over Modbus, M-Bus or BACnet for central monitoring and alarms.
  • Remote reading and billing data for building management and tenants.
  • Installation on live systems using pipe freezing or hot tapping when draining is not an option.

Why MSTECK

  • HVAC and MEP contractor and consultant since 2008
  • ISO 9001, ISO 14001 and ISO 45001 certified
  • The same engineers design, install and maintain, so nothing is lost between teams
  • Meters installed without draining the system where possible, using pipe freezing

Typical Jobs

Where BTU Metering and Integration Help

Residential and Commercial Towers

Individual meters per apartment or office for fair chilled water billing.

Retrofits

Adding meters and BMS connections to buildings that were never metered.

Facilities Teams

Central monitoring of cooling energy, valve status and alarms through the BMS.

How We Work

How a Metering and BMS Job Runs

  1. Survey. We check pipe sizes, existing valves, meter locations and the BMS or billing system.
  2. Select. Meters, valves and communication protocol are chosen to suit the system.
  3. Install. Meters and valves are installed, using pipe freezing where the system cannot be drained.
  4. Integrate. Meters and valves are connected and mapped to the BMS or billing software.
  5. Commission. Readings are checked for accuracy and alarms and controls are tested.
Questions

Frequently Asked Questions

Can you install BTU meters without draining the system?

Often, yes. Where isolation valves are missing or passing, we use pipe freezing to isolate just the meter location.

Which BMS protocols do you work with?

Modbus, M-Bus and BACnet are the most common. We confirm what your system uses during the survey.

Can you fix meters that read wrongly?

Yes. Wrong readings usually come from installation, sensor placement or wiring problems, which we check and correct.

Which areas do you cover?

We take on projects across the UAE, run from our office in Al Qusais Industrial Area 5, Dubai.
